Experience

  

  • For over 17 years, Philip L. Goldberg served as the vice president and general counsel of Simborg Development, Inc., Simborg Industrial Real Estate, Inc. and Simborg Commercial Real Estate LLC. As a Principal and the In-House Counsel for a family-owned real estate company which owns, manages and operates over three million square feet of industrial, retail and office properties located primarily in the Chicagoland area, his Activities included:


  • Sourcing, negotiating and   closing over $225,000,000 in commercial loans from banks, CMBS lenders,  and private sources;
  • Negotiating and  documenting leases for millions of square feet of commercial properties      with over a hundred credit and non-credit tenants;
  • Negotiating, documenting and closing the sale of over 20 properties in several states;
  • Participated in all  aspects of development including:
    • Analyzing economics and practicalities of prospective deals;
    • Negotiating acquisitions;
    • Establishing Development Teams;
    • Negotiating and obtaining  economic benefit packages;
    • Obtaining required zoning;
    • Overseeing Environmental Due Diligence; and
    • Solving problems that arise during the Development Process such as contractor disputes, scope  of work issues and permitting.
  • Preparing Responses to Requests for Proposals from the General Services Administration, State Agencies and Private Companies; and
  • Establishing and  coordinating work of third-party professionals for prospective, new and on-going projects.

  

Phil began his legal career at Rudnick & Wolfe (now part of DLA Piper) and later joined Hinshaw & Culbertson, where he eventually became a partner, and was a member of the business transaction group, focusing his practice in the areas of real estate and bankruptcy law. Phil has a B.A. from the University of Wisconsin-Madison and received his J.D. magna cum laude from the University of Illinois College of Law.
